The McLemore Golf Village is a master planned community within the larger McLemore community. It is comprised of elegantly designed detached single family homes, and is located beside the Highlands Course driving range and between holes 16 and 17. The Golf Village is a maintenance-free community.

To maximize efficiency, the developer is building 100 Golf Village homes in bundles of ten purchased units.

CHALLENGES

  1. The developer realized a portion of prospective McLemore members seek low-maintenance and high-quality part-time/full-time residences with a slightly smaller floorplan than a full-time residence.

  2. Available land needed to be identified to maximize space, while providing the comfort and impression of a high-end mountain resort destination.

  3. The property needed to be near the Clubhouse, driving range, short course, and putting course to give Golf Village residents they lived at the hub of McLemore’s golf experience.

  4. Homes needed to be built by AR Homes, McLemore’s preferred builder, and priced not to cannibalize the resort’s AR Homes’ custom products.

SOLUTIONS

  1. The developer identified buildable land between holes 16 and 17, and beside the driving range. This property is a short walk from the Clubhouse, short course, and putting course.

  2. A master plan was drawn by Hart Howerton that provides residents a “sense of place” within the tight-knit community.

  3. The developer worked with AR Homes to create two-story 3 bedroom / 3.5 bathroom floorplans under $1MM.

  4. The developer maximized construction efficiency by building Golf Village homes ten at a time.
